Capped mortgages are very like the standard variable rate mortgages on offer. As interest rates change, capped rate mortgage rates with also change in line with the bank's other rates.

But the borrower is protected from large increases in the mortgage rates. It is "capped" at an agreed level from the outset, for an agreed amount of time. Once mortgage rates drop below the capped level, the rates once again follow the standard variable rate.

The advantages are that you benefit from drops in mortgage rates, whilst being protected from very high climbs in the mortgage rates.
